A consolidated guide for choosing where to live in Bengaluru if the goal is to maximize access to high-paying tech companies, keep future job-switch options open, and make a sensible rent-vs-buy decision.
For broad tech employment, Bengaluru has several large clusters. For the highest-paying product companies, SaaS firms, fintechs, GCCs, and growth-stage startups, the most relevant geography is the HSR → Iblur → Bellandur → Devarabeesanahalli → Kadubeesanahalli / ORR axis, with Koramangala adding a dense startup and fintech ecosystem.
Every office from this guide, your own company's offices (pick it below), and Namma Metro lines by status (as of 17 Oct 2026). Click anywhere on the map, or on a housing zone, to see the distance and peak-hour travel time to every office, Bosch site, hospital and school.
Counts are distinct companies from this guide with verified addresses within 5 km straight-line. Metro = straight-line distance to the nearest station. Click a row to fly there.
Every solid office marker is confirmed on the company's own website, press release or regulatory filing (re-checked 24 Oct 2026); the popup links the official page. Faded markers are companies whose Bengaluru office could not be confirmed on an official page, placed at their reported location for reference and left out of all counts. Offices that appeared only in news or directories but are absent from the company's own office list were removed. Pins are building or tech-park level. Games24x7 was removed: its Bengaluru office reportedly shut in Sep 2025.
| Area / cluster | Representative companies | Career interpretation |
|---|---|---|
| Electronic City | TCS, Infosys, Wipro, Tech Mahindra, HCLTech, Siemens, Bosch, HP/HPE, CGI, Genpact, Continental | Huge IT-services base, but geographically isolated for switching into ORR/central product firms. |
| Whitefield / ITPL / EPIP | Accenture, Capgemini, IBM, TCS, SAP, Dell, Oracle, Mercedes-Benz R&D, Tesco Technology, GE Healthcare | Major east-Bengaluru ecosystem; strong, but living deep in Whitefield reduces flexibility toward HSR/Koramangala. |
| Bellandur / Devarabeesanahalli / Kadubeesanahalli / ORR | Amazon, Microsoft, Intel, Walmart Global Tech, Cisco, Adobe, Salesforce, SAP, Samsung, Qualcomm, Flipkart, Rubrik, Rippling, JPMorgan, Wells Fargo | Best large-company / GCC / product density for your goal. |
| Mahadevapura / Marathahalli | Amazon, Microsoft, Google, Samsung, Qualcomm, Dell, Cisco, Oracle, Databricks, Wayfair | Strong ORR + Whitefield bridge. |
| Manyata / Hebbal | IBM, Cognizant, Microsoft, LTTS, Nokia, Philips, Oracle Health, Fidelity, Qualcomm | Large north-Bengaluru cluster, but weaker fit if your target universe is mostly ORR + HSR + Koramangala. |
| CV Raman Nagar / Bagmane | Dell, Cisco, Boeing, Motorola Solutions, Texas Instruments, Infineon, Mphasis, Palo Alto Networks, Lam Research, Informatica | Excellent engineering cluster; central-east location. |
| Domlur / EGL / Old Airport Road | Microsoft, IBM, Dell, Goldman Sachs, Yahoo, Adobe, NetApp, Citrix / Cloud Software Group, Atlassian, Uber nearby | Very good hedge across CBD, Bagmane, and ORR. |
| Koramangala | PhonePe, Razorpay, Swiggy, InMobi, Practo, Games24x7, Ola, Clear, Slice, Exotel, HackerRank, Thoughtworks, Tavant | Excellent startup, fintech, founder, and product ecosystem. |
| HSR Layout | Whatfix, Meesho, Udaan, CRED, Khatabook, Cult.fit, Headout, SuperOps, Jar, Jupiter, Fi, Scapia, Sprinto, Smallcase, Quizizz/Wayground | Strong startup/SaaS/fintech base and strategically placed between Koramangala and ORR. |
| Sarjapur Road | Wipro, Cisco, Accenture, Capgemini + product/startup offices | Useful secondary cluster; connects toward HSR/Iblur. |
| Global Village / RR Nagar | Accenture, Mphasis, LTIMindtree, NTT DATA | Less relevant for top-paying ORR/HSR/Koramangala target set. |
This is the more relevant employer set if the objective is top-tier compensation rather than raw IT-company count.
| Priority tier | Companies | Typical rationale |
|---|---|---|
| Elite TC | LinkedIn, Broadcom, Databricks, Rubrik, Stripe, Airbnb, Uber, Meta, Apple | Frequently among the highest reported Bengaluru engineering compensation bands. |
| Very high TC | Rippling, Coinbase, Atlassian, Confluent, Google, Salesforce, Nvidia, Pure Storage, Amazon | Strong senior-engineer compensation and high-end product roles. |
| Strong targets | Microsoft, Adobe, Intuit, Walmart Global Tech, ServiceNow, Palo Alto Networks, Nutanix, Qualcomm, PhonePe | High-quality product/GCC roles with strong total compensation potential. |
| Growth-stage / fintech / SaaS | Razorpay, CRED, Meesho, Whatfix, Headout, Sprinto, Smallcase, Slice, Clear, Exotel, HackerRank | Good upside and often concentrated around HSR/Koramangala. |

The most useful residential zone is not necessarily the geometric center. ORR traffic is the hardest constraint, so being closer to Agara / Iblur / ORR access has disproportionate value.
Budgeting ranges for a reasonably good 1,400–1,800 sq-ft 3BHK. Premium gated communities can be materially higher. Market inventory varies significantly by age, exact street, furnishing, floor, amenities, and project quality.

* Iblur, Harlur, Bellandur, Devarabeesanahalli and Kadubeesanahalli all sat in the large Bellandur ward in the 2011 Census (80,180 people over 26.4 km², or about 3,620/km² on land area). That ward grew 290% between 2001 and 2011 and has added many high-rises since, so today's density there is far higher; no official recent figure has been published. 2011 is the latest official ward data.

+Established BDA layout with shops, residents and a police station nearby; streets stay busy at night.
−Mixed edges with denser villages and PG/1RK stock around Sector 7; heavy through-traffic near Silk Board.
+Planned interior roads; HSR has active community composting.
−Low-lying: these sectors drain the Koramangala valley, sewage has backed into homes in Sector 6, and residents reported flooding again in May 2025.
+BDA parks in the interior (e.g. ITI Layout park) and tree-lined layout roads.
−No lake nearby (Agara is on the far side of HSR); the Silk Board and Hosur Road edges are concrete.
+Sector 7's interior cross roads are quieter, with fewer pubs than 27th Main.
−Sectors 5 and 6 sit on Silk Board junction and the ORR, with metro works alongside.
+Sector 7's interior is a little further from the junction.
−Closest of all zones to the Silk Board monitor (PM10 about 110 µg/m³ in Mar 2025, well above the limit).
+Large gated societies with strong security (residents of Sattva Cadenza praise it); the Yellow Line station brings footfall to the junction.
−A resident review calls the street 'crime-prone, with blind spots'; risky crossings and broken footpaths on the walk to the metro.
+Newer societies run their own sewage and water treatment; Kudlu lake was rejuvenated in 2016.
−The main stormwater drain into Kudlu lake was clogged with debris in 2023; the Hosur Road stretch north of here flooded badly in the April 2025 rains.
+Kudlu lakes have a walking track; big societies have landscaped open space.
−Residents cite limited parks; Hosur Road tree cover is largely gone under the elevated expressway and metro.
+Society pockets set back towards Kudlu and Singasandra are calmer.
−Sits on the national highway: elevated expressway, metro and heavy truck traffic to Electronic City and Hosur.
+Silk Board, the nearest monitor 3.5 km north, shows mid-range PM2.5 for the city.
−Silk Board PM10 was the city's highest in Mar 2025; truck traffic and construction dust at the junction, with no local monitor.
+Central, well-patrolled area with a police station on CMH Road; streets stay busy and lit late into the evening.
−Nightlife brings street crime: a stabbing spree near 100 Feet Road (Feb 2025), a home robbery on 6th C Main (Apr 2025) and harassment of a woman on a morning walk (Nov 2025).
+Planned BDA layout; residents say waterlogging is rarer than in HSR and water supply is reliable; active residents' groups.
−Shops, crates and driveways block footpaths in HAL 2nd Stage, CMH Road and Defence Colony; nearby Old Airport Road still floods.
+Mature tree-lined streets; Defence Colony has resident-run parks; residents run tree walks and mapping.
−Commercial conversion of homes removes front gardens; 100 Feet Road and CMH Road are now mostly concrete.
+Interior streets of HAL 2nd/3rd Stage and Defence Colony are quieter.
−Well over 150 bars and restaurants in about 2 sq km, many rooftop venues with music late into the night; 'noisy' remains a top resident complaint.
+The nearest monitor (Kasturinagar, ~4 km) was among the city's cleanest in Feb 2025, averaging PM2.5 of 24.6 µg/m³.
−Heavy traffic on 100 Feet Road, Old Airport Road and Old Madras Road; no monitor inside Indiranagar.
+Older, family-oriented BDA layout of societies and houses; few serious incidents reported for 2024–26.
−A rowdy-sheeter was killed in Puttenahalli in Nov 2023; two night-patrol constables were suspended for extortion in Nov 2025.
+Planned layout with fewer chronic flood spots than Koramangala or HSR; active resident groups.
−Garbage and road complaints top the ward's grievance data; illegal dumping reported in a 2nd Phase park.
+Puttenahalli Lake (13.6 acres, 920 m walking track, 120+ bird species), the Mini Forest near 3rd Phase, and 22 parks in the core ward.
−The citizen trust stopped maintaining Puttenahalli Lake in July 2025; denser pockets like Jaraganahalli have very few parks.
+Interior streets of 5th–7th Phase are quiet; Pink Line construction is essentially finished.
−Heavy congestion at Sarakki junction, the ORR and Bannerghatta Road; shops spreading into 24th Main and 15th Cross.
+More tree cover than BTM.
−No monitor inside JP Nagar; the nearest (Jayanagar 5th Block) was among the city's worst for PM2.5 in winter 2024-25.
+Inside the township, ELCITA runs about 500 security staff plus CCTV; residents say main streets feel safe and well lit at night.
−Residents mention blind spots outside the township; four workers were robbed at knifepoint near Bettadasanapura in June 2026.
+ELCITA keeps roads, waste and drains inside the industrial township in good order.
−Electronic City, Hosa Road and Neeladri Nagar were among the worst-flooded areas in the Oct 2025 rains; broken roads and sewage complaints outside the township; long-running complaints about the Phase 2 waste plant.
+Tree-lined campus roads; Doddathoguru Lake was restored in 2025 with a walking track and wetlands.
−Surrounding residential layouts are dense and concrete-heavy, with few parks.
+Inner lanes of Neeladri Nagar and Doddathogur are quieter; the metro has taken some traffic off the roads.
−Elevated Hosur Road expressway with heavy traffic below, the NICE Road junction, and truck traffic from the Bommasandra industrial area.
+Jigani, the nearest monitor, averaged moderate PM2.5 (about 36 µg/m³) in April 2025.
−Industrial dust, traffic and waste burning in Phase 2; no monitor inside Electronic City.

1HSR Layout Sector 1/2
2Iblur — potentially even better geographically if you find the right society.
3HSR Sector 3/4 — slightly cheaper while retaining strong optionality.
1Harlur / Haralur
2HSR — best long-term location if budget and property quality work.
3Iblur — strong compromise between career geography and long-term access.
A representative example: a ₹2.3 Cr apartment renting for ₹60k/month produces about ₹7.2L annual gross rent, or roughly 3.1% gross yield before maintenance, taxes, vacancy, repairs, brokerage, and transaction costs.
| Decision | #1 | #2 | #3 |
|---|---|---|---|
| Rent now | HSR Sector 1/2 | Iblur | HSR Sector 3/4 |
| Buy apartment | Harlur | HSR | Iblur |
| Maximum high-TC MNC access | Bellandur | Iblur | HSR |
| Maximum startup access | HSR | Koramangala | Iblur |
| Maximum overall optionality | HSR | Iblur | Harlur |
| Lifestyle + career | HSR | Koramangala | Harlur |
| Long-term property | HSR | Harlur | Iblur |
Practical sweet spot: draw a ~3–4 km circle around Agara Lake / Iblur Junction.
For renting, bias west/northwest into HSR Sector 1/2. For buying, bias south/east toward Harlur / Iblur, unless you find a strong HSR property at an acceptable price.
